Jonathan Unna was elected as a Fellow of the Royal Institution of Chartered Surveyors in 1992. He provides a wide range of property services, specialising in residential surveys and valuations.
Supported by an admin team, the small size of the business allows Jonathan to deliver a personal service. Reports are written in plain English and you can phone Jonathan to chat about your survey and the details of the report. Reports contain clear, concise advice on the true condition of the property. Having lived in the area for his whole life, Jonathan is able to give an accurate valuation. Due to the small size of the business, surveys can often be completed under tight time constraints. |
"I qualified as a Chartered Surveyor in 1978, and was elected a
Fellow of the Royal Institution of Chartered Surveyors (FRICS) in 1992.
After working for various local Leicestershire firms doing both
surveying and residential estate agency, I set up my own surveying
practice working from home in Billesdon (East Leicestershire) in 1989.
I have deliberately decided to keep my operation small and compact, because in doing so I can provide a better service with much less potential for administrative mistakes. On a personal level, working from home has allowed me to be much more involved in family life.
I have a thriving business, and I am well known by the professional community in and around Leicester. My reputation is important to me personally as well as being valuable commercially.
It is a source of pride that I am often chosen by professional people
to survey property, both for them personally and for their clients.”

Homebuyer Surveys
This survey is for modern or small houses, and is by far the most popular type of survey. It concentrates on major or urgent issues, suggests a fair price for the property, and advises on the steps that should be taken before the buyer proceeds to purchase the property. Fees are normally between £325 and £600 (excluding VAT).
Building Surveys
This survey, formally known as a Structural Survey, is a comprehensive report of a buildings' history and condition, and are usually 20-30 pages long. More comments that don’t necessarily lead to a problem are included, which may be helpful in suggesting how to make the best of particular facets of the house. This type of survey is suitable for older or extensively modified houses, or buildings in which there are known problems. The report isn’t technically based, and conveys a lot of information in an understandable way. Fees start at £800 (excluding VAT).
Major Defects Surveys and Valuations
Major defects surveys, mortgage valuations, insurance valuations, matrimonial valuations and probate valuations are basic check-overs and valuations concentrate on major defects only. They include a loft inspection, and are ideal for properties of a standard layout built within 10 years, in apparently good condition, where cost is a consideration. The report takes the form of a letter. Fees for these valuations start at £250.
Commercial Services
Whilst Jonathan specialises in residential surveys, the principles are the same for any type of building, and we now undertake an increasing number of commercial surveys. A schedule of condition in conjunction with proposed commercial lettings is another example of a commercial service available from us. If you have an enquiry regarding commercial property, please phone or email us, and if we do feel that a commercial specialist would be necessary for the suggested subject then we would be happy to recommend someone. Fees for this type of work are variable; please contact us for a quote.
Litigation Support
An expert reporting and witness service is available for use in legal disputes. Expert opinion based on years of experience can be used as effective evidence in court for any aspect of a building. Surveys can be carried out in conjunction with discussions with your solicitor or barrister. Please contact us for more details or a quote. Fees vary, and sometimes an hourly rate is charged in ongoing cases.
